n law, conveyancing is the transfer of legal title of property from one person to another, or the granting of an encumbrance such as a mortgage or a lien.[1]
The term conveyancing may also be used in the context of the movement of bulk commodities or other products such as water, sewerage, electricity, or gas.
A typical conveyancing transaction contains two major landmarks: the exchange of contracts (whereby equitable title passes) and completion (whereby legal title passes). Conveyancing occurs in three stages: before contract, before completion and after completion.
A buyer of real property must ensure that he or she obtains a good and marketable 'title' to the land; i.e., that the seller is the owner, has the right to sell the property, and there is no factor which would impede a mortgage or re-sale.
A system of conveyancing is usually designed to ensure that the buyer secures title to the land together with all the rights that run with the land, and is notified of any restrictions in advance of purchase. In most mature jurisdictions, conveyancing is facilitated by a system of land registration which is designed to encourage reliance on public records and assure purchasers of land that they are taking good title.[2]

PostSubject: Military science   Conveyancing Icon_minitimeWed Jan 05, 2011 11:22 pm

Military science is the process of translating national defence policy to produce military capability by employing military scientists, including: theorists, researchers, experimental scientists, applied scientists, designers, engineers, test technicians, and military personnel responsible for prototyping. In so doing, military science seeks to interpret policy into what military skills are required, which, by employing military concepts and military methods, can use military technologies, military weapon systems, and other military equipment to produce required military capability.
Military science involves creation of theories, concepts, methods and systems applicable to the functions and activities of the armed forces, usually undertaken to increase overall military capability by increasing efficiency, effectiveness and simplicity of complex concepts, methods and systems used in military operations in peace during a war. Military science is the means by which military personnel obtain military technology, weapons, equipment and training to satisfactorily provide military capability as required by the national defence policy to achieve specific strategic goals. Military science is also used to establish enemy capability as part of technical intelligence.

PostSubject: Trade route   Conveyancing Icon_minitimeWed Jan 05, 2011 11:24 pm

A trade route is a logistical network identified as a series of pathways and stoppages used for the commercial transport of cargo. Allowing goods to reach distant markets, a single trade route contains long distance arteries which may further be connected to several smaller networks of commercial and non commercial transportation.[1]
Historically, the period from 1250 BCE–153 CE saw the Western Asian, Mediterranean, Chinese and Indian societies develop major transportation networks for trade.[2] Europe's early trading routes included the Amber Road, which served as a dependable network for long distance trade.[3] Maritime trade along the Spice route became prominent during the Middle Ages; nations resorted to military means for control of this influential route.[4] During the Middle Ages organizations such as the Hanseatic League, aimed at protecting interests of the merchants and trade, also became increasingly prominent.[5]
With the advent of modern times, commercial activity shifted from the major trade routes of the Old World to newer routes between modern nation states. This activity was sometimes carried out without traditional protection of trade and under international free trade agreements, which allowed commercial goods to cross borders with relaxed restrictions.[6] Innovative transportation of the modern times includes pipeline transport, and the relatively well known trade using rail routes, automobiles and cargo airlines.
